Preparing your Home for Sale

 

It's time to put on the 'Buyer's Glasses'. You make think your home is ready to go... but, look at it through a buyer's eyes. Are you floors in great condition or 'good enough'. How old is the water heater? What about the HVAC system? Did you put off trimming the big tree in the back yard one season too many? Is the paint on your walls from the 1990's? Pre-listing Inspection

Showings & Open Houses

 

One of the most important parts of getting your home sold is allowing buyers the opportunity to see it in person. Showings and open houses give potential buyers the chance to experience the space and decide if it feels like the right home for them. We know that preparing your home and stepping out for showings can sometimes feel inconvenient or disruptive. However, these moments are often what lead directly to strong interest and offers. We will always schedule showings and open houses efficiently. Your flexibility and accommodation truly creates the best opportunity to get your home sold.

Offers & Negotiations

 

When you receive an offer to purchase your home, you can take one of three actions:

 

• Accept the offer,
• Reject the offer, or
• Make a counter offer

 

When considering offers, keep in mind the price offered is not always the most important factor. Sometimes other components of the offer (cash vs financing; sellers' financial concessions; short vs long escrow; amount of earnest money; who pays for escrow fees, etc) are just as important.

Escrow & Closing

 

Once an offer on your home is accepted, the transaction enters the escrow process, which is the period when all of the details of the sale are completed before closing. During this time, the buyer will typically conduct inspections, finalize their financing, and review any required disclosures or documents. The escrow or title company acts as a neutral third party that holds the buyer’s earnest money and manages the paperwork and funds for the transaction. They also work to ensure the property title is clear and prepare the final settlement documents for closing. Throughout escrow, we will guide you through each step, monitor deadlines, and work with all parties to keep the transaction moving smoothly toward a successful closing.
